What is a Home Inspection?

According to the American Society of Home Inspectors (ASHI) a home inspection is, " The process by which an inspector visually examines the readily accessible systems and components of a home and which describes those systems and components in accordance with these Standards of Practice."   

What is inspected?

The visual examination of a property includes the grounds, the roof, gutters, siding, windows, doors, exterior electric and service entry, hose bibs, interior rooms, lights, outlets, cabinets, appliances (except the washer and dryer), flooring, plumbing, electric panel, furnace, AC condenser and evaporator, water heater, attic, crawlspace, basement, all visible structural components, smoke detectors and much more, several hundred items total.  

What is not inspected?

As a home inspection, by definition, is a visual inspection only, areas of the home that are not accessible, hidden or closed up are not examined. Additionally, low voltage systems, like the alarm system and lawn irrigation system are not examined.  

What is the Inspection Process?

After we arrive at the home, the inspection process is a very busy and meticulous process. Our inspectors start outside with the grounds, exterior, out buildings and roof. Then we move inside to the garage, laundry, kitchen, dining room living rooms, den, bedrooms, bathrooms, basement, mechanicals and usually finish with the attic. An inspection usually takes about 3 hours to complete.  We encourage our clients to attend the whole inspection with our inspector or at least to be present the last hour for a walk through. The completed report will be delivered by email within 24 hours after the inspection.

Our inspector travels to all counties and areas within 75 miles of our office. These include:

Kentucky Counties: Jefferson, Oldham, Shelby, Spencer, Bullitt, Hardin, Nelson, Meade, Breckenridge, Grayson, Larue, Washington, Anderson, Franklin, Henry, Trimble, Owen, Carroll, Franklin, and Hardin.

Indiana Counties: Harrison, Floyd, Clark, Jefferson, Scott, Washington, Crawford, Perry, Orange, Dubois, Crawford, Spencer, Dubois, Jackson, Lawrence, Jennings, and Ripley.
